Process

Application Process

All appointments to view an available property can be made quickly and easily through our website, by selecting ‘Ready to see this home?’ on the individual rental listing. Alternatively, you can email us directly at rentals@duttons.com.

Showings are usually booked in blocks, and out of respect for our current residents, we request showings of our properties 48 hours in advance. A friendly Rental Showing Agent or licensed Rental Property Manager will meet you outside the building at the designated time and then guide you through the rental home. Any questions can be directed to them. Once you've seen a property, please download and fully complete our application form (below). Keep in mind, we are unable to process your application until you've seen a property.

All application forms need to be complete. Any misrepresentations can lead to delays and potential disqualification of the application. Please advise all your references to be ready for our call.

Once received, the property management team will thoroughly review the application and conduct the standard reference and credit checks. Typical turnaround for an application is 1-2 business days. We pride ourselves on speed, so please advise all of your references to be ready for our call!

Successful applicants will be required to submit a security deposit equal to 1/2 of the monthly rent in order to secure the property.

    David Logan

    Co-Owner | Managing Broker

    As Managing Broker, David Logan is a licensed Property Manager, REALTOR® and co-owner of Duttons. David grew up in Vancouver where he was a businessman/entrepreneur, developing and operating three successful companies. Prior to his role at Duttons, David also worked in Shanghai, China where he turned his attention to real estate through luxury property leasing. He has more than 20 years experience managing companies and has utilized his business skills to develop an atmosphere of collaboration, speed of response and a level of attention-to-detail that is unsurpassed in the industry.

    David oversees the licensed activity of the property managers and handles the daily management of the brokerage, with an active portfolio of almost 500 properties. He works closely and tirelessly with the property management team to enhance and protect our clients’ assets.

    David is a member of the Real Estate Board of Victoria and holds licenses in Property Management, Strata Management and Sales. David’s overall business acumen and leadership equates to superior client service through the combination of developing an exceptional team and harnessing the power of modern software and technology.

    In his down time, David enjoys riding motorbikes, becoming a better bebop jazz guitarist and cycling through the neighbourhood. He’s even happy to view properties and go to meetings on his bike!

    Ole Schmidt

    Co-Owner | Managing Broker

    With 15+ years of real estate experience, Ole has earned a reputation as a local award-winning real estate expert and business leader. Ole is co-owner of Duttons, and holds licenses in Sales and Rental Property Management, as well as his Broker’s license. With a keen understanding of the real estate market and acumen for sales and negotiation, Ole leads our successful boutique Sales Division. He has over $324 Million** in career sales; ranking in the top 10% of the Victoria Real Estate Board membership in terms of sales volumes in 2014-2017, 2019, 2021. His creative marketing skills and forward-thinking business strategies are also invaluable when working with David Logan on the strategic planning of the Property Management Division, which has an active portfolio of almost 500 properties. His patient, detail-oriented and knowledgeable approach to real estate, makes him endearing to both clients and fellow real estate colleagues.

    Ole’s local upbringing affords him an intimate knowledge of the neighbourhoods, cultures and buildings that make up our great city. He is a graduate of St. Michaels University School and the University of Victoria, from which he holds a Bachelor of Science degree. Ole is also comfortable in a world of cultural, ethnic and economic diversity, having worked abroad and travelled extensively. In his free time, he loves exploring new destinations, planning a renovation, and spending time with his wife Genevieve.

    Brian Ogilvie

    Associate Broker | EOS Integrator

    Brian has worked his way through the company since 2010, first starting as a Rental Property Manager, then helping develop the company as Director of Operations. Working closely with the Managing Brokers/owners of Duttons, Brian now functions as Associate Broker/Integrator, working daily to bring all the leaders of different functions/dept’s together and towards company goals.

    His main role is to be the expert on implementing the concepts, tools and principals of both the Entrepreneurial Operating System (EOS) and the Richard Robbins International (RRI) sales training – two business frameworks employed throughout Duttons. At times that means coaching & mentoring staff, while also helping develop and execute big strategic goals with the owners.

    Brian holds a Broker license in BC and is also licensed in Rental Property Management and Strata Management. His organizational, time-management and communication skills help ensure our leaders can track the many complex details of our property portfolio. In a detail-oriented business, these skills are obviously critical to ensure our property owner’s interests are well looked after.

    Brian studied marketing at Camosun College and International Management at the University of Lethbridge but his travels and work experience abroad are what allowed him to gain an international perspective to business. He lived and studied in France and also worked in corporate communications and investor relations for a large corporation in Calgary. Finally, he obtained an internship at the Canadian Consulate in Seattle and worked in the treasury department of a Fortune 500 foreign exchange company before joining Duttons.

    Born and raised in Victoria, now with his own young family and investments in property, Brian also has an intimate knowledge of the city. A lifelong learner and detail-oriented, he is continually working to improve our systems as well as leaders for the benefit of our clients.

    Cindy Hayworth

    Senior Accounts Manager

    Cindy joined Duttons in 2007 and brings a strong background of accounting skills and management to the Company. During her tenure at Duttons, Cindy has streamlined our accounting systems and is focused on the security and confidentiality of client transactions, utilizing the newest online transfer technology available.

    Cindy is responsible for delivering the timely financial reports clients require and works closely with local accountants on behalf of our clients living abroad. On the tenant side, Cindy maintains and handles the setup of our electronic tenant payment systems.

    Having operated her own Property Management and Sales business for fifteen years prior to joining Duttons, Cindy is able to offer a high level of experience and expertise to both our clients and Duttons itself. Each day she skillfully answers client and tenant inquiries regarding their accounts.     Alana Fitzpatrick

    Director of Operations

    Alana comes to us from the challenging industry of social and co-op housing in Toronto, where she excelled wearing many hats. She prides herself in her commitment to professionalism and self-improvement, as well as her ability to embrace difficult conversations. Her values include excellent customer service, as well as speed, strength, and consistency of performance.

    At Duttons, Alana started using her talent in organization and prioritization to fill the role of Operations Coordinator. After quickly mastering (and improving) our systems, Alana was promoted to Director of Operations and now sits on the leadership team. Her mandate now is to implement large projects and give advice on how best to execute new ideas.

    Her career background and diverse living experiences help immensely when communicating both externally and internally throughout the company.

    Growing up in the British Virgin Islands and on Vancouver Island, she has lived and worked in Victoria and Toronto, as well as other countries such as England, Scotland, Vietnam, and Australia. She also has a BA from UVic in Greek and Roman Studies and History. Alana enjoys spending time outside and often can be found on at least one of Vancouver Island’s amazing hiking trails each weekend.

    Atul Sachdeva

    Rental Property Manager

    Atul Sachdeva grew up in the Niagara region in Ontario. He worked for more than 20 years in a national retail pharmacy chain managing stores in different areas and demographics and was the Regional Director of Operations in Saskatchewan, Alberta and British Columbia for 8 years.

    His success was a result of his focus on building relationships to align with the company’s values and subsequent goals. He oversaw the daily operations of more than 25 retail pharmacies and successfully led the management teams and their staff totalling over 400 employees.

    Now bringing his keen eye for detail and management experience to the Duttons Property Management team, Atul is now a Licensed Rental Property Manager. We are happy to have him join us to help clients succeed through the same principles of value. He has a strong understanding of the financials of running a successful business and is able to translate those skills to ensure our clients achieve their personal financial and security goals with their property.

    When not at work he enjoys sports, outdoor activities, gardening and sampling the culinary delights of Victoria. He also has a passion for travelling and exploring different corners of the Earth. Atul is married and has 2 daughters.

    Sarah Blair

    Rental Property Manager

    Sarah’s diverse passions in life have newly led her to the dynamic field of property management here at Duttons.

    Originally obtaining her Bachelor of Arts in Interior Design from Vancouver Island University in 2012, Sarah is no stranger to the residential housing industry in Victoria. For a number of years, she worked as a designer at a prestigious local firm, amassing knowledge of design, construction and project management – as well as developing strong communication and interpersonal skills, organizational prowess, and a keen eye for detail.

    A desire to connect more personally with the local community saw Sarah shift her professional focus more recently to the healing practice of yoga. She has been offering therapeutic yoga at Victoria studios for over three years – supporting the mental and physical well-being of her students through mindful movement and meditation.

    Enter Duttons Property Management. With an ideal blend of real estate property savvy and community-engagement experience, Sarah approaches her position as Rental Property Manager with positivity and a solutions-focused mindset.     Susanne Newton

    Accounts Manager | Sales Conveyancing

    Susanne has helped the company grow from its inception to present. She began with Barry and Lois with the founding of the company in 1995 and holds a wealth of knowledge in all things real estate.

    Today Susanne skillfully handles Sales Conveyancing and acts as our Accounts Manager. She understands the importance of exceptional customer service and greets our clients from our Sales Reception daily.     Kayla Thomas

    Executive Assistant to the Director of Operations

    Kayla brings her experience in organizational performance to our Property Management team. Having started as Operations Coordinator, she now utilizes her considerable skills to assist the Director of Operations as an Executive Assistant. Kayla helps ensure countless details are acted upon efficiently, while working closely with the Director on initiatives such as improvements on workflow,  communication and increased client satisfaction. Her impact has been invaluable as she intuitively understands how speed of response and clear communication is key to our clients’ success.

    Hannah is a REALTOR® with deep roots in Fairfield, having grown up in the neighbourhood. Born in the Bahamas with experience abroad studying and living in both Cuba and Australia, she proudly brings a depth of business background and international perspective to her real estate clients and career.

    A passion for business led Hannah to pursue a Bachelor of Commerce in Entrepreneurship and Service Management at the Gustavson School of Business. She also holds a Certificate in Spanish Language and Cultural Proficiency and has been recognized with scholarships from her exceptional work.

    Priscilla Kalt

    Born and raised in Brazil, Priscilla is well-travelled and has chosen to relocate to Canada, settling into her new home city of Victoria. Along the way, her educational background and travels have helped her to develop exceptional people skills and attention to detail, and we are very happy to have Priscilla utilizing her considerable skills to help our team successfully coordinate maintenance work/tasks/requests at Duttons.

    She is a high-level problem solver with a positive personality and strong work ethic, all of which contribute to successful navigation of guiding maintenance solutions in the fast-paced environment of rental management. All the while providing empathy to residents and clear communications between our Rental Managers and trade partners.

    Priscilla holds a degree in Social Sciences with emphasis on Business and Marketing. Plus more than six years’ experience in office administration.

    An excellent and efficient communicator in both English and Portuguese, she is able to perform a variety of complex office procedures including database management and managing various computer applications.

    Outside of her work, Priscilla can be often found in nature with her husband, enjoying a bike ride or getting cozy with her two cats.

    Peace is the Client Success Manager in the Real Estate Division here at Duttons Real Estate. With over 15 years of experience in the Sales industry, Peace brings a wealth of experience and specialization in Relationship Management, Customer Retention, Customer Service and Customer Satisfaction.

    Born and raised in Port Harcourt in Nigeria, Peace emigrated to Fort St John, BC in 2004 at the age of 15 where she ran track and got her High School Diploma. She was an athlete all through University at the University of Manitoba where she got a Bachelor of Arts Degree in Criminology.

    At Duttons, Peace manages the Sales Portfolio and is the first point of contact for prospective homeowners and sellers. Peace works closely with our Managing Broker, Ole Schmidt and our Realtors to ensure a seamless experience from start to finish. Peace also assists with some aspects of marketing including blogging, content creation and client engagement on social media.

    When she is not working, Peace loves to read and review books, volunteer with the local community groups and explore the wonderful city of Victoria with her husband David and son Judah.
